Commercial and Industrial
properties sprawl across Gauteng-the Greater Johannesburg area of South Africa.
Previously Gauteng was
split up into various "Municipalities" with their own separate
councils - mainly being "white" areas; the "black"
areas such as Soweto, Tembisa, etc., were left with minimum infrastructure
and were generally in an appalling state due to lack of funds. Since democratization
in 1994 these old townships, together with other Municipal areas in Greater Johannesburg have been
incorporated and then split into local sub-structures giving each quadrant
responsibility to upgrade their less privileged areas and provide them with services,
roads, education, etc.
The old Municipal names are still used to
identify locations
of Industrial and Commercial areas. These are:-

Randburg, Sandton, Midrand, Centurion, (previously - Verwoerdburg!),
in the North;
- Edenvale, Kempton Park, Boksburg, Benoni ,Brakpan and
Springs,
in the East;
- Germiston and Alberton in the South;
- Roodepoort and Krugersdorp in the West.
Johannesburg's heavy industrial
and commercial areas
are mainly situated to the South and East of the City. That is: Boksburg, Benoni
, Brakpan, Germiston, Alberton and Springs
The major Commercial and Business (Office), areas are now in the Northern
Suburbs.
Rentals and Prices vary enormously
across Gauteng depending on the location chosen. There are many reasons, such as
access to the freeway network and other central transport nodes, proximity to white collar
residential areas, etc. Today the cheaper Industrial areas are those close to "problem
hot spots" or particularly isolated areas.
Industrial areas such as
Chamdor in Krugersdorp, Alrode in Alberton, and Kew/
Wynberg in Sandton are all next to old townships and
tend to have a higher crime rate which is reflected in lower rentals
and prices.
If you are looking for a bargain and are happy to
employ security guards to look after you, your stock and equipment , then
some good deals can be structured.
The more highly sought after areas
for industrial and commercial property are:
Strijdom park and Kya Sand in
Randburg.
Kyalami Business Park and Halfway
house in Midrand.
Robertville and Stormill in
Roodepoort.
Other areas to the east,
especially around Johannesburg
International airport at Kempton Park and Boksburg are relatively secure and are close to white collar residential areas.
They also enjoy good access to the freeway system.
It is far more difficult to secure a low rental
for commercial and industrial property in any of these prime areas.
